About The Property
The exterior refresh project at 825 E. Hennepin is a large, multi-tenant industrial complex made up of one large building and two smaller buildings totaling roughly 80,000 square feet. This complex is located in the Beltrami neighborhood in the Northeast community of Minneapolis. As with other neighborhoods in northeast Minneapolis, many artists have set up studios in Beltrami, encouraging a revitalization. Large parcels of industrial land cover the southwestern part of the neighborhood, while the remaining land is dedicated to single-family dwellings and duplexes interspersed with low-rise multifamily buildings.
About the Project
The properties at 825 have many surfaces to accommodate, including metal railings, windows, doors, steps, and a lot of concrete block. To prepare the variety of surfaces for ideal coating adhesion, we kicked off the project by power washing to ensure everything was clean, scraped, and prepped properly. While our production team was preparing the surfaces and coordinating with the city for hydrant usage, our sales team was finalizing colors and drawdowns. Visual renderings of color placement, including safety and way-finding color schemes plus accents, were also used to bring the project to life in the most efficient way. With so many different surfaces to be coated, a succinct execution plan was put into place.
How do we find the right product for the right surface? By implementing our proven process! Fresh Paint partnered with Sherwin Williams to find the best solution for each unique area of the building to be painted. Together, we were able to determine the best product for the best result and durability. With all the benefits outlined for each product, the property owner upgraded to a waterproofing product called LOXON XP Waterproofing Masonry Coating. LOXON XP is a high-build coating that is very durable, flexible, and weather-resistant against wind-driven rain. LOXON XP has an excellent track record on exterior surfaces. It’s a little more expensive but worth it for older industrial buildings.
Our Fresh Paint team used acrylic paint for the accent stripes and a dry fall paint as the team also refreshed the ceilings. Dry fall is a specialty paint that is intended for sprayer application. Overspray from dry fall coatings is designed to dry very quickly in order to avoid overspray damage to surrounding areas. We also used epoxy coatings for the concrete ramps in the dock bays, diligently applying the right product for the right surface.
